Anthony Martin is pleased to report that the positive effects of the property boom that they experienced at the end of 2020 continues to carry on into the new year. As the demand for moving houses remains stronger than ever following the continuation of the Stamp Duty Holiday, the market has seen a switch in priorities of buyers looking to relocate, largely stemming from at-home lockdown experiences. 

Priorities such as being within close distance to family members and access to practical facilities such as garages remain high on the list, however more recently a new aspect has become the front runner. There has been a strong increase in the desire for gardens and nearby green spaces, as buyers look to escape the confinement of the city in the search for more space, a need that can be met by purchasing a new home in the vast environment of Kent. The end of 2020 saw a rise in the prices of country houses across the south-east and east of England (2.1%), with the most expensive (over £1m) rising by most. 

Green spaces have become top priority for homebuyers in Kent

Anthony Martin company CEO explains: "We have seen an influx of homeowners in urban areas, particularly those over the age of 50, re-assessing their key values and necessities when it comes to searching for and buying a property. The market has experienced a 42% increase in searches for houses with gardens, reflecting this new desire for a more spacious living environment. The current climate has brought to fruition the importance of relocating to the “right” community and our clients continue to look to us for our expert agent advice on the matter.”

With a compelling value proposition currently on offer, not dissimilar to that being witnessed amongst the properties for sale in zones 1-5 in London, the Anthony Martin Kent office has reported it’s best sales this quarter. This new shift in lifestyle towards a more green and spacious outlook has kept both the London and Kent based offices busy as clients continue to look to the agents for assistance and advice on the best options to fulfill this fresh set of buyer priorities.
