The demand for properties to buy in Kent shows no signs of slowing down despite the rapidly approaching stamp duty holiday deadline that comes into force for properties over £250,000 on the 30th of June 2021.

Anthony Martin Estate Agents are urging homeowners who are considering a move or looking to sell their property to list their homes with the multi-award winning agent to help cater for the high demand of properties in the Kent area from their clients.

Despite uncertainties with the economy due to the ongoing global pandemic, house prices throughout the UK continue to stand strong with properties listed in May being valued on average 1.8% higher than those in April due to the shortage of homes on the market and demand from those looking to purchase. Today, the average house price in the UK is now £333,564, falling outside of the stamp duty threshold from the 1st of July 2021.

Due to the high demand for properties, many buyers are offering above the asking price in order to secure their desired property - this has been particularly noticeable for those who were looking to save up to £15,000 on their purchase by making the most of the stamp duty holiday on properties up to £500,000.

To support the fast pace of the property market in Kent, Anthony Martin Estate Agents has recently opened another office for sales in New Ash Green and since the opening, they have already completed several transactions.

Lee Ingram, Branch Manager of the Bexley Branch comments: ‘’The looming stamp duty holiday deadline is more certainly not stopping buyers in the Kent area. This weekend alone we have over 20 viewings arranged and these show no signs of slowing down. Buyers are aware that they are highly unlikely to meet the stamp duty holiday dates now for properties over £250,000 but this really isn’t stopping them.

Our demand for properties of all types in and around Kent is so high that we are urging anybody who is considering to sell their properties in the coming months to list them with Anthony Martin Estate Agents now as we have a large handful of buyers just waiting for the right property to be listed.

The demand is so high that we are considering this a seller's market as almost all properties sold recently have gone for the asking price or higher!”
